Do you do short term rentals?

Most of our owners want a minimum lease term of 12 months, but some specialty owners will allow shorter 6-9 month leases. If you need a shorter lease, please let us know and we can find out which owners can accommodate that request.

If I am not approved for a property, can I get my $75 Application Fee refunded?

The application fee is non-refundable. We do allow you to use the same application for 30 days on any other properties that you’d like to apply to within that timeframe.

How long does it take for my application to be approved?

Processing an application normally takes between 24-72 hours.

If I fill out an application, does my spouse or roommate need to fill out another one?

We need a separate application for every occupant over the age of 18. The application fee for each

application covers the background, eviction, and credit check of only one individual.

I don’t like the carpet, paint color, tile etc in a home. Is the owner required to change it?

No. Owners are only responsible for major component and structural repairs of the home. As much as you may dislike that certain shade of yellow paint, we can’t require them to change it.

What is your pet policy?

Most of our properties allow non-aggressive breed animals for a monthly non-refundable $25 pet fee per pet. Aggressive breeds not allowed include: German Shepherds, Dobermans, Pit Bulls, Chows, or Rottweilers. Properties may also be subject to additional Homeowner Association rules and regulations for pets.

If I am married, do my spouse and I both need to make three times the rental amount?

If you are married, then your collective income can qualify you. If you have roommates that are unrelated, you each must qualify separately to be approved. 

What happens if I don’t meet the income requirements?

If you do not meet the income requirements, some properties will allow you to have a co-signer. A co-signer would fill out a separate application and need to make five times the monthly rent.

If I live out of town, can I submit an application without seeing the property?

We recommend that all applicants view the interior of the property before signing a lease.

Keep in mind the lease is binding if you decide you don’t like the property.

How long can I hold a property before starting the lease and paying rent?

With our properties being in such high demand we cannot hold the properties more than 48 hours. In those 48 hours you must sign a lease and pay the initial fees (security, first month’s rent, etc.) to secure the property and ensure it is not rented to someone else.

Do you accept HUD housing vouchers for rent?

We do not accept government rent vouchers.
