Rental Evaluation

Golden Rule will give you a free comprehensive market analysis for your rental to help determine the current rental value of your property. We will also pin point any maintenance that will be needed prior to listing the home.


Your property will be professionally photographed and those photos will be used in all advertising. Your rentals ad will be placed on multiple sites including Gainesville MLS,, Craigslist, and many more.

We will keep you advised of the activity on your property through emailed updates.

Tenant Selection and Screening

Tenant selection is one of the most important services we offer. We know the value of a good tenant. We use a top-notch third-party screening company to screen the applicants. The criteria for screening the tenants includes a national credit check to ensure that they have good credit, a criminal background check showing no felony records and an eviction search showing no prior evictions. We verify their previous mortgage or rental history and their income through most recent pay stubs or tax returns for those self employed or retired.

Rent Payment

We require all of the tenants to use our EFT payment system at no extra charge to you or them. This allows us to get you your payments quickly.

Monthly Statements & Distributions

We offer computerized bookkeeping and send your property’s monthly cash flow statement electronically. We can also wire your rental proceeds directly to your account. You can access your account online to view cash flow statements, work order history and see copies of paid bills. 

Tenant’s Renewal of Lease or Vacating Property

90 days prior to your tenant’s lease ending we will advise you on the current market rental rate for the property and work towards negotiating a renewal lease with your tenant.


Inspecting the property on a regular basis is one of the most important things we do to protect your investment. We do an initial inspection upon the start of our management, and then we do annual inspections thereafter. We will make you aware of any deferred maintenance that might need to be done.

Maintaining the Property

With our knowledge of construction and remodeling we are prepared to keep your home in excellent condition. We will ensure that the best subcontractors are used to maintain your home and for a reasonable price.
