We will market your home, find qualified tenants, write all leases, manage move-ins, schedule routine maintenance and much more. We also believe in swift payment turnarounds for our clients, so you will receive your tenant’s rent payments by the 10th of every month!

Rental Evaluation

Golden Rule will give you a free comprehensive market analysis for your rental to help determine the current rental value of your property. We will also pin point any maintenance that will be needed prior to listing the home.

Activity Report

We will keep you advised of the activity on your property through emailed updates.

Monthly Statements & Distributions

We offer computerized bookkeeping and send your property’s monthly cash flow statement electronically. We can also wire your rental proceeds directly to your account. You can access your account online to view cash flow statements, work order history and see copies of paid bills. 

Tenant's Renewal of Lease or Vacating Property

90 days prior to your tenant's lease ending we will advise you on the current market rental rate for the property and work towards negotiating a renewal lease with your tenant.

Maintaining the Property

With our knowledge of construction and remodeling we are prepared to keep your home in excellent condition. We will ensure that the best subcontractors are used to maintain your home and for a reasonable price.

Marketing

Your property will be professionally photographed and those photos will be used in all advertising. Your rentals ad will be placed on multiple sites including Gainesville MLS, Buildium.com, Craigslist, realtor.com and many more.

Rent Payment

We require all of the tenants to use our EFT payment system at no extra charge to you or them. This allows us to get you your payments quickly.

Tenant Selection and Screening

Tenant selection is one of the most important services we offer. We know the value of a good tenant. We use a top-notch third-party screening company to screen the applicants. The criteria for screening the tenants includes a national credit check to ensure that they have good credit, a criminal background check showing no felony records and an eviction search showing no prior evictions. We verify their previous mortgage or rental history and their income through most recent pay stubs or tax returns for those self employed or retired.

Inspections

Inspecting the property on a regular basis is one of the most important things we do to protect your investment. We do an initial inspection upon the start of our management, and then we do annual inspections thereafter. We will make you aware of any deferred maintenance that might need to be done.

Our Property Management Services

Our full-service property management covers everything from tenant marketing and placement to lease drafting, move-in and move-out inspections, monthly rent collection, maintenance coordination, bi-annual property inspections with detailed photo reports, lease renewals, and eviction management if needed. You receive your rent disbursement by the 10th of every month. Golden Rule also offers HOA and community association management for boards and association officers throughout North Central Florida.

Golden Rule charges 10% of the monthly rent for ongoing management, only when your home is leased. Our leasing fee is equal to one month’s rent and is all-inclusive, covering marketing across MLS and multiple rental platforms, tenant screening, lease writing, and move-in inspection. Our screening standards have resulted in a 70–80% tenant retention rate, nearly double the market average, and only 6 evictions in over a decade of operation.

You’ll have online account access to view cash flow statements, work order history, and copies of paid bills at any time. We also conduct inspections that produce a 20-30-page report with 100-150 photos, so you always have a detailed, documented picture of your property’s condition.
